Commercial HVAC Technician

This position is responsible for performing HVAC maintenance for CSM's Commercial, Residential and Lodging properties.
Will work closely with ProTech Operations Manager and Property Managers to ensure that property upkeep and cost management are consistent with the goals.
May also assist in developing systems and preventative maintenance programs.
This position may also include roving maintenance responsibilities as required from time to time.
ESSENTIAL DUTIES AND RESPONSIBILITES:
HVAC Service and Maintenance:
Performs a variety of heating and cooling repairs and maintenance.
Duties include HVAC, PTAC, VAV, data center cooling, cooling towers and boilers preventative maintenance and repair.
Respond to heating and cooling emergencies as required.
Customer Service:
Ensure that CSM properties meet or exceed company standards.
Safety/Risk Management:
Conducts routine inspections of the CSM-managed properties and grounds, to maintain standards per CSM, local, state and federal regulations including AWAIR program.
Operates all equipment following safe and proper procedures.
Follows all CSM procedures for all incidents.
Knowledgeable of property emergency procedures.
Ensures a clean and safe work environment.
Self/Workload Management:
Will be included in the periodic on-call rotation of the team.
Responsible for effective self/workload management.
Demonstrates clear written and verbal communication skills.
Promotes collaboration and a positive, professional work environment.
Attends all meetings to ensure proper communication/planning occurs.
Adheres to all CSM Standard Operating Procedures.
REQUIRED SKILLS AND
Experience:
Education:
High School diploma or GED required.
Prefer candidates with post-secondary certification or diploma in HVAC and/or Refrigeration.
The following Maintenance and Professional designations are helpful, but not required:
EPA, NATE, and Boiler License.
Should possess the ability to obtain such certifications as may be desired by the company.
Experience/
Knowledge/Skills/Abilities:
1-2
years of HVAC service work preferred, but will consider candidates currently enrolled in post-secondary education for HVAC and/or refrigeration.
Must be detail oriented, possessing the ability to communicate well with all levels within and outside the organization, have general computer experience and be able to problem-solve with employees and customers.
Must be able to manage multiple priorities in a fast-paced environment.
Travel:
Occasional travel to out-of-state properties may be required.
All travel expenses and travel bonus are included.
